We assess properties through a comprehensive 3-tier system.

Inaugural Assessment

LYND conducts an immediate assessment by looking at the condition of the property and establishing if the property has any of the following:

 

  • Foundation issues
  • Roof leaks
  • Down units
  • Wood rot
  • Life/safety issues
  • Drainage issues
  • City/code violation
  • Electric/plumbing repairs
  • Utility evaluation- water/sewer, electricity, and gas

Enhancement Estimates

LYND evaluates each property through a number of possible capital enhancements including:

 

  • Exterior paint
  • Parking lots repairs/seal coat/re-stripe
  • Access gates/perimeter fence
  • Landscape/irrigation
  • Pool repairs
  • Tree trim

Value Recomendations

Our final assessment is a list of recommendations for the property based on LYND’s expertise and knowledge. These recommendations may include:

 

  • Property signage
  • Amenity upgrades
  • Clubhouse upgrades
  • Unit upgrade (if marketable)
  • Courtyard enhancements
