Director of Construction Services

Nichole Curl is the Director of Construction and Facility Maintenance on the Lynd team since March of 2015. In this role, she is responsible for overseeing all aspects of capital improvements, renovations, deferred maintenance, and providing financial oversight for renovation budgets for Lynd’s various projects in all Markets. Nichole is also responsible for assisting operations and maintenance with daily operational challenges as they relate to construction and maintenance. Nichole comes to Lynd with 24 years of property management, financial management, maintenance, and construction experience. Her experience includes training, process development and implementation, capital improvements, value add projects, asset preservation, due diligence, acquisition, disposition, large scale maintenance, operational functions and insurance claims for portfolios across Texas, Illinois, Oklahoma, Florida, Missouri, Arizona, Arkansas, North and South Carolina and in her home town of Washington, DC.

Prior to joining Lynd, Nichole served as the Construction Manager, where she was responsible for managing daily operations and construction deadlines, directing subcontractors, and coordinating renovation projects in addition to providing financial oversight for renovation budgets for projects in Houston, Texas. Previously, she was Regional Director of Construction. where she managed all capital improvements, large scale maintenance, and insurance claims for a 10,000+ unit portfolio. She also served as the General Manager for a start-up company for which she executed all aspects of creating, opening, and running the company. Additionally, she served substantial tenures as a Project Manager and as a Construction Project Manager and Regional Maintenance Director. In these roles, Nichole managed capital improvements on a 20,000+ unit portfolio and initiated key developments on a national level in tracking procedures and water penetration policies. She has also worked as a Leasing Agent, Assistant Property Manager, and Business Manager in Washington DC area. Nichole has played active roles in the apartment industry and instructs courses on renovations, maintenance, team building and communication, Priority Management, Crisis Management, environmental remediation and more. She is also a faculty member of NAA. Nichole has been nationally and regionally recognized by the NAA, TAA, and HAA for her leadership in maintenance and construction management. She holds several designations/certifications, including, CAPS, CAMT & CAMT II, CPO, and EPA Universal. She studied Business Administration at Elon College, NC and Anatomy and Physiology at George Mason University, VA.

She has been married to her Husband Anthony since 2002 and is the very proud mom of daughter Kylee and son Kadyn.

Our experienced project managers conduct an on-site evaluation of your properties, assessing improvements that could increase value and marketability. These assessments include a thorough walk-through of the properties to determine any deferred maintenance issues as well as opportunities to improve the property value. The assessment is extremely helpful whether you are interested in increasing the value of your property or assessing the necessary repair budget for the purpose of an acquisition.
We assess properties through a comprehensive 3-tier system:
Inaugural Assessment

LYND first does an immediate assessment by looking at the condition of the property and establishing if the property has any of the following:

  • Foundation issues
  • Roof leaks
  • Down units
  • Wood rot
  • Life/safety issues
  • Drainage issues
  • City/code violation
  • Electric/plumbing repairs
  • Utility evaluation- water/sewer, electricity, and gas


Enhancement Estimates

LYND then evaluates each property through a number of possible capital enhancements including:

  • Parking lots repairs/seal coat/re-stripe
  • Access gates/perimeter fence
  • Landscape/irrigation
  • Pool repairs

Value Recomendations

The last tier of the Assessment is a list of recommendations for the property based on LYND’s expertise and knowledge. These recommendations may include:

  • Property signage
  • Amenity upgrades
  • Clubhouse upgrades
  • Unit upgrade (if marketable)

Managing the various subcontractors for a rehabilitation project can be daunting and time consuming. LYND Construction Services directs the project from beginning to end, handling all communication to meet deadlines and budgets. We leverage our relationships with subcontractors to negotiate the bids for every part of the project. We then compile and submit draws to keep you constantly aware of your costs. Each project is assigned a dedicated Project Manager who functions as your advocate, overseeing the work to ensure it is done accurately, efficiently and according to your budget.
